Classic look
The building is zoned for mixed use and is currently a high-end, 3,494-square-foot recording studio. It has three bathrooms and a kitchen.
“It’s that red brick, which is a classic look here in Tennessee,” Wagner says. “As soon as you open the front door, it’s just so welcoming. It has tons of character. … You have all of the new and then a lot of elements of the old mixed together, which makes it pretty cool.”

The building was a doctor’s office prior to housing Layman Drug Co., which closed in 1993.
“It was really cool because there was a living quarters above the store, which was very common in the late 1800s,” Wagner says.
He notes that it would be fairly easy to convert the property back into residential space.
The current owners bought the place in 2015 for $1,050,000. It was a neglected duplex apartment at the time, and they transformed it into a recording studio.
“They actually rebuilt the whole front of the building, brick by brick,” Wagner says. “They disassembled it and then put it back, making it even stronger, better, and more solid for decades more to come.”
The owners also replaced all of the building’s mechanical components but left many of the charming details, such as historic ceilings and signage.

A lot of potential
Wagner says that while the building itself is amazing, the three extra lots give the property nearly unlimited versatility.
It “could be a drugstore again, with somebody living above it,” he notes. “Or somebody could take the additional lots and build some additional commercial, or condos, or whatever. It does have a lot of development potential.”
