The redone Philadelphia property at 1514 Waverly St. hasn’t always been a luxury home. In fact, the four-bedroom townhouse was originally built in 1880 as three separate carriage houses on what was then one of the city’s backstreets.

It wasn’t until 2010 when the firm Metcalfe Architecture & Design was hired by a local artist to turn the space into the modern-industrial live-work setup that it is today.

And now, the renovated residence has come on the market for $2.5 million.

“The home was thoughtfully renovated from three carriage houses into a light-filled art studio and personal residence,” says listing agent Fred Manfred. “The design collaboration carefully balanced original details with modern upgrades.”

The remodel was such a success that it was featured on the HGTV show “You Live in What?

Melding of old and new

The exterior retains much of its original carriage-house charm, while the interior features light-filled rooms with original wood floors, vaulted ceilings, and exposed beams. Incredible details include exposed brick walls and original skylights.

The 4,300-square-foot home has a pergola-topped roof deck, reachable by the stairs or elevator.

Some historic details had to change, including the horse stall that was converted into a one-car garage, while some aesthetic touches were added back in.

“Details like the stairwell paneling and patterned steel plates on the rooftop door, those intentional touches combined with the preservation and integration of original character makes the home feel like a work of art,” Manfred says.

The home is centrally located between Rittenhouse Square Park and Philadelphia’s Avenue of the Arts, with a vibrant dining and entertainment scene nearby.
